The Value of Home Staging for Today’s Market

What is Home Staging? The purpose of Staging for the real estate market is to reimagine and redefine spaces so that they will appeal to the largest number of potential buyers. By utilizing neutral and mid-range paint colors; decluttering personal belongings, arranging furnishings and adding contemporary finishes; a home can be transformed from cluttered and taste specific to a welcoming and useful space.  Home staging is one of the important components of “marketing” your home.

A Home Stager’s sole purpose is to neutralize the home from personal taste. Home Staging is NOT interior design. Stagers do not spend 6 months choosing upholstery fabric or finding the perfect dining room chairs.  They will not ask you to assist in choosing paint colors for the family room or your favorite light fixture for over the kitchen island.  When you make the decision to put your home on the market, it becomes a retail product and therefore must be able to compete with other properties, listed while reaching a wide market of potential buyers.

Home staging is a process and can take time. Often times there are home repairs, painting & landscaping work that needs to be done prior to listing. Give yourself the time to address the process. Declutter, eliminate select furniture, donate unwanted items and begin the separation process. Only then can the house be staged and the marketing process can begin. Remember, there is always an expense associated with preparing a home for market. Whether you are paying a painter and landscaper; or a stager to rent contemporary furnishings, this cost is much less than your first price reduction after little foot traffic and no offers.

Now is the time to prepare for the Spring market! Don’t wait until you are cleaning up holiday decorations to have your first staging consultation. There are many variables that will dictate the start of the Spring real estate market, but it often arrives with a boom. Make the investment now; hire a professional Realtor and seasoned Stager.  Be ready with your staging contract signed & in hand so you show as one of the hottest and most sought after properties hitting the market in 2020!
