Here’s a brief idea of what to expect:
1. Getting To Know You & Your Home
On our initial consultation we’ll talk about your reasons and motivation for selling. I will also take this opportunity to get acquainted with your home’s unique attributes and characteristics.
2. The Nitty Gritty
Through extensive market research and knowledge of current market conditions, I will present a price range for the successful sale of your home; discuss, explain and help in filling out the contracts and disclosures; discuss what you can expect in the different phases of the sales process; answer all of your questions and address your concerns.
3. It’s a Beauty Contest, and I Know How to Earn the Crown!
We will discuss ways to enhance your home to help you obtain the best sales price and sell quickly – studies show the less time a house spends on the market, the higher the sales price. This process may include some “homework” and an initial staging consultation by a professional stager, which is one of the many services I offer as your listing agent. Staging and de-cluttering are key – whether it is packing away out-of-season and personal items or re-arranging furniture to optimally show off your space – you are selling “real estate”, you need to show off what you have!
4. Say “Cheese”
Nothing is more important than a first impression! Once we’re ready, my professional photographer will come and do his magic, after all a picture is worth a 1,000 words. Since most buyers will be introduced to your home through the internet, the images you present are critical to success.
5. Don’t Just Make An Entrance, Blow Them Away!
An online presence is key and you will be everywhere – from Raveis.com, Realtor.com, Zillow, Trulia, Listingbook, Google+ to social media – Facebook, Twitter, Instagram & LinkedIn. I also strongly believe in direct mail and we will touch your neighborhood through “Just Listed” postcards as well as the broader market through my quarterly newsletter.
I will hold a catered broker open house at the earliest possible date. This is extremely important because it gives local agents an easy way to visit your home. Public open houses are on Sundays and at your discretion.
6. Communication To A Relationship Is Like Oxygen To Life
Phone, text, email, (or smoke signal J)-whatever your preference I will be in touch a minimum of once a week, after I receive showing feedback and any other time you would like.
7. Diplomacy Is The Art of Letting Someone Else Have Your Way
Negotiation is a skill. My goal is to get you the best terms at the highest price. This applies to the offer and through the inspection process.
8. Sliding Into Home
You’ve signed contracts and now your job is to start packing and preparing for the next phase of life. My job is to make sure everything stays on track – the appraisal, the mortgage, the final walk through goes off without a hitch and the transfer of title is complete.
